Worli: The Biggest Winner of the Coastal Road
No neighbourhood has benefited more from the Coastal Road than Worli. Situated at the midpoint of the expressway, Worli now offers dramatically reduced travel times to both South Mumbai and Bandra. Combined with Metro Line 3, Worli has become one of the most sought-after ultra-luxury addresses in the country. Luxury sea-facing apartments trade at ₹60,000–₹1,20,000 per sq ft in 2026.
Bandra West: Connectivity Reinforces Premium Status
Bandra West already commands Mumbai's most aspirational residential address. The Coastal Road has further solidified this status by connecting Bandra seamlessly to South Mumbai, reducing peak-hour travel from 45–60 minutes to under 20 minutes. As the Coastal Road extends northward, Versova and Juhu stand to gain significantly. These popular neighbourhoods have historically been disadvantaged by poor north-south connectivity.
